Downtown Retail and Office Opportunities

Our classic downtown presents a tremendous opportunity for retail, service and office establishments. The central business district features historic architecture, walkable tree-lined streets and a growing list of shops, restaurants, arts and cultural organizations.

The business district is a regional commercial hub with a primary trade area drawing from three southeastern Pennsylvania counties – Montgomery, Chester, and Berks. Situated along the scenic Schuylkill River, the downtown is easily accessible from major highways including US 422 and PA 100. On street and off street parking is convenient and plentiful. The downtown is served by a municipally-owned Pottstown Area Rapid Transit (PART) bus system. The Southeastern Pennsylvania Transportation Authority (SEPTA) provides commuter bus service for Pottstown to Norristown.

Pottstown is host to a variety of annual festivals and events that attract thousands of visitors to town including the BMX National Event, Classic Cars Shows, Schuylkill River Sojourn, Soap Box Derby, Volleyball Rumble, Summer Solstice/Dog Show, Carousel of Flavor, Open Doors, Schuylkill River Festival, Halloween Parade, Shiver on the River, Candlelight House Tour, and Hometown Holiday Celebration.

Financial assistance and incentives are available to businesses planning improvements to downtown buildings including:

  • Downtown Business Incentive Program providing eligible property owners and/or business tenants funding ranging from $15,000 - $200,000 per project for capital improvements to convert existing, vacant properties into active, occupied properties for business start-up and expansion within a defined area of the downtown
  • Façade Rehabilitation Program providing eligible applicants with grants or loans up to $7,500 to improve building facades within a defined area of the downtown
